How is a commercial concrete crack injected?
Commercial concrete crack injection seals a crack from the inside by injecting resin under pressure directly into the void. After cleaning the crack and setting surface ports, we inject expanding polyurethane to stop active water leaks, or structural epoxy to weld the concrete back to full strength — reaching the tie-rod holes, core holes, honeycombing and cold joints that leak or weaken a foundation. It is a permanent, low-disruption repair that needs no excavation, and every injection is backed by our transferable warranty. As your commercial concrete crack repair contractor, DryShield gives you a written scope, fixed price and warranty before any work begins.

Why commercial concrete cracks and leaks
Poured-concrete foundations crack for predictable reasons: tie-rod and snap-tie holes left from formwork, core holes and pipe penetrations, and honeycombing or voids where concrete did not consolidate. Each is a direct path for water under hydrostatic pressure.
Add cold joints between pours, shrinkage and settlement cracks, and Southern Ontario’s freeze-thaw cycles that widen hairline cracks into active leaks, and a commercial foundation ends up with multiple points of failure.
Injection is the right fix because it treats the crack full-depth, from the inside — no excavation, no shutdown. Polyurethane chases and seals active leaks; epoxy restores structural strength and stabilizes the crack against movement.
We diagnose which cracks are structural, which are leaking, and which are cosmetic before we inject — and cross-refer to our epoxy crack injection and polyurethane crack injection methods where useful.
What we inject and seal

Tie-rod & snap-tie holes
We seal the tie-rod and snap-tie holes left in formed concrete walls — a common, overlooked leak path in commercial foundations — with injected polyurethane.

Core holes & penetrations
Abandoned core holes, pipe and conduit penetrations are sealed full-depth so they stop conducting water into the structure.

Honeycombing & voids
Where concrete did not consolidate, we inject to fill honeycombing and voids, restoring a continuous, watertight wall.

Active leaking cracks
For cracks actively passing water, expanding polyurethane chases the flow and seals the crack under pressure — even while it is leaking.

Floor & slab cracks
Cracks in slabs, sub-slabs and pits are injected to stop upward water migration and stabilize the concrete.

Block wall (CMU) cavities
Leaking concrete-block foundations are treated by sealing and injecting the cavities and cracks that carry water through CMU walls.
Polyurethane vs epoxy injection: which we use
We match the resin to the job — sometimes both on the same wall. Here is how the two compare:
| Polyurethane | Epoxy | |
|---|---|---|
| Primary purpose | Stop water / seal leaks | Restore structural strength |
| Best for | Active leaks, tie-rods, moving cracks | Structural, non-moving cracks, load transfer |
| Behaviour | Expands & stays flexible | Rigid, high bond strength |
| Can inject while leaking? | Yes | No (needs a dry crack) |
See our epoxy and polyurethane pages for the residential method detail; on commercial work we spec whichever the defect requires.
Match the defect to the fix
| Defect | What’s happening | Injection fix |
|---|---|---|
| Weeping tie-rod / snap-tie holes | Formwork leaves through-wall holes | Polyurethane port injection |
| Leaking core hole / penetration | Abandoned opening conducts water | Full-depth polyurethane seal |
| Honeycombing / voids | Poor consolidation, porous concrete | Injection to fill the void |
| Active crack passing water | Hydrostatic pressure through crack | Expanding polyurethane |
| Structural / stabilizing crack | Movement or load concern | Structural epoxy weld |

How a crack injection project works
1. AssessWe identify which cracks are structural, leaking or cosmetic, and choose the resin.
2. Prep & portThe crack is cleaned and surface ports are set along its length.
3. InjectResin is injected under pressure, full-depth, from the lowest port up.
4. Verify & warrantyWe confirm the seal, remove ports, and back the work with a transferable warranty.

Commercial concrete crack injection FAQs
Is commercial concrete crack injection permanent?
Yes. A properly injected crack is filled full-depth with resin that bonds to the concrete — epoxy welds structural cracks back to strength and polyurethane seals leaks flexibly. It is a permanent repair, backed by our transferable warranty.
Polyurethane or epoxy — which do you use?
It depends on the defect. Polyurethane is used to stop active water leaks and for moving cracks and tie-rod holes; epoxy is used to restore structural strength on non-moving cracks. On commercial work we often use both on the same structure, matched crack by crack.
Can you inject cracks in an occupied commercial building?
Yes. Injection is done entirely from the inside with no excavation, so it is ideal for occupied offices, warehouses, institutions and parking structures. We stage the work around your operations.
Do you seal tie-rod holes and core holes?
Yes. Tie-rod and snap-tie holes and abandoned core holes are common commercial leak paths; we seal them full-depth with injected polyurethane.
Can you inject a crack that is actively leaking water?
Yes. Expanding polyurethane is designed to be injected into a wet, actively leaking crack — it chases the water and cures to seal the crack under pressure.
How much does commercial crack injection cost?
Injection is priced per crack or per hole after inspection — typically $750 to $1,000 per crack, with volume rates for tie-rod holes and multi-crack or portfolio work. You get a written, fixed quote before we start.
Do you repair honeycombing and concrete voids?
Yes. Where concrete did not consolidate, we inject to fill honeycombing and voids and restore a continuous, watertight wall.
Do you inject floor slabs and block (CMU) walls?
Yes. We inject cracks in slabs, sub-slabs and pits, and treat leaking concrete-block walls by sealing the cracks and cavities that carry water through the CMU.
