Parking Garage Waterproofing — Toronto & the GTA
Below-grade wall waterproofing and structural crack injection that stop parkade leaks at the source — for condominiums, strata corporations and commercial property managers across Toronto, the GTA and Southern Ontario.
How is a parking garage waterproofed?
A leaking parking garage is waterproofed by sealing its below-grade foundation walls and injecting the structural cracks that let water through — so water and road-salt-laden moisture can no longer reach the concrete, the reinforcing steel, or the levels below.
DryShield specializes in two things for parking structures: below-grade wall waterproofing and polyurethane and epoxy crack injection. On the parkade walls, we treat the below-grade foundation walls — interior negative-side waterproofing and drainage where the wall cannot be dug up, or exterior membrane waterproofing where access allows — to hold back hydrostatic pressure from the surrounding soil. For cracks in walls, suspended slabs and soffits, we inject polyurethane or epoxy under pressure to fill the crack full-depth and stop the active leak.
Our focus is stopping water intrusion through walls and cracks — where the majority of parkade leaks originate.

Why parking garages leak
In our experience, nearly every parkade leak we are called for traces back to walls and cracks — not the driving surface:
Structural slab & soffit cracks
Shrinkage and load cracks in the suspended slab telegraph through and drip onto cars and the level below.
Foundation wall cracks
Cracks in below-grade parkade walls let ground water push straight through under hydrostatic pressure.
Cold joints & tie-rod holes
Construction joints and formwork tie-rod holes are common, easily missed leak paths.
Hydrostatic pressure
Water in the surrounding soil is forced against below-grade walls, finding any weak point.
Freeze-thaw cycling
Water enters a crack, freezes, expands and widens it every Ontario winter.
Road-salt & chlorides
Salt-laden water drives chloride into the concrete, corroding rebar and opening new cracks.
What we waterproof in a parking structure

Below-grade walls — interior
Negative-side wall waterproofing and drainage where the wall cannot be excavated — ideal for occupied parkades.

Below-grade walls — exterior
Exterior membrane waterproofing where the foundation wall can be safely accessed and dug.

Foundation wall crack injection
Polyurethane and epoxy injection of leaking wall cracks — see our commercial concrete crack injection service.

Suspended-slab & soffit cracks
We inject slab and soffit cracks from below to stop water dripping onto vehicles and lower levels.

Cold joints & tie-rod holes
Construction joints and formwork tie-rod holes injected and sealed against water.

Pits, sumps & elevator shafts
Below-grade waterproofing for sump pits and elevator shafts that collect and leak water.
Interior vs. exterior parkade wall waterproofing
| Factor | Interior (negative-side) | Exterior (positive-side) |
|---|---|---|
| Best for | Occupied parkades with no excavation access | Walls that can be safely excavated |
| Disruption | Low — worked from inside the structure | Higher — requires digging |
| How it works | Manages and drains water that reaches the wall | Blocks water before it enters the wall |
| Paired with | Crack injection | Crack injection |
| Typical use | Most parkade retrofits | New access or severe cases |
Active cracks are injected with polyurethane (for actively leaking cracks) or epoxy (for structural bonding) as part of the same scope.
Match the symptom to the fix
| What you are seeing | Likely cause | Our fix |
|---|---|---|
| Water dripping onto cars / lower level | Crack in the suspended slab or soffit | Crack injection from below |
| White mineral staining (efflorescence) on walls | Water migrating through the wall | Interior wall waterproofing |
| Damp or leaking below-grade wall | Hydrostatic pressure & wall cracks | Wall waterproofing + crack injection |
| Rust stains at a crack | Water & chloride tracking through the crack | Crack injection |
| Leaking sump pit or elevator shaft | Below-grade water intrusion | Pit / shaft waterproofing |
Signs your parking garage needs waterproofing
- ✓Water dripping or staining on the level below
- ✓Efflorescence (white powder) on walls or the soffit
- ✓Active cracks in walls, slabs or soffits
- ✓Rust stains or spalling (flaking) concrete around cracks
- ✓Damp or visibly wet below-grade parkade walls
- ✓Standing water or leaks in a pit, sump or elevator shaft
Seeing two or more? The structure is already taking on water — early crack injection and wall waterproofing cost a fraction of concrete restoration later.

| Scope | Typical basis | Notes |
|---|---|---|
| Structural crack injection | Per linear foot / per crack | Polyurethane or epoxy; fastest way to stop an active leak |
| Interior wall waterproofing | Per linear foot of wall | Negative-side treatment plus drainage |
| Exterior wall waterproofing | By access / linear foot | Membrane where the wall can be excavated |
| Pit / shaft waterproofing | Per project | Below-grade sealing of sump pits and elevator shafts |
Property managers receive a written, itemized scope so the board or ownership can compare apples to apples. Request a free assessment for a firm number.

Parking garage waterproofing FAQs
How do you stop a parking garage from leaking?
We stop parkade leaks two ways: injecting the structural cracks in walls, slabs and soffits with polyurethane or epoxy, and waterproofing the below-grade foundation walls. We fix the source of the water rather than covering it, so the repair lasts. Every parkade starts with a site assessment and a written scope.
Can you waterproof the garage without closing it?
Usually yes. Wall waterproofing and crack injection are done from inside the structure, so we can work around parked vehicles and keep levels and ramps open. We phase the work and coordinate access with management.
What causes most parking garage leaks?
Structural cracks in walls, suspended slabs and soffits, plus water pushing through below-grade foundation walls. Ontario freeze-thaw cycles and road salt widen cracks and corrode reinforcing steel, opening new paths for water.
Polyurethane or epoxy — which crack injection do you use?
Both, depending on the crack. Polyurethane is used for actively leaking cracks because it reacts with water and stays flexible; epoxy is used where the crack needs structural bonding. We select the resin per crack during the assessment.
Do you work with condo boards and property managers?
Yes. Most of our commercial work is for condominium corporations, strata and property managers. We provide itemized written scopes, insurance certificates and phased schedules the board can approve and budget against.
Is parking garage waterproofing covered by any subsidy?
Municipal flood-protection programs generally target residential basement flooding rather than commercial parking structures. DryShield is an eligible contractor for City of Toronto programs where they apply, and we will flag any that fit your property during the assessment.
Which areas do you serve?
We waterproof parking structures across Toronto, the GTA and Southern Ontario, including North York, Scarborough, Etobicoke, Mississauga, Brampton, Vaughan, Markham, Richmond Hill, Oakville and Hamilton.
